Asbestos Management Plans

The Asbestos Management Plan is the strategic overview that takes the information from the Asbestos Management Survey (and subsequent Re-inspection data) and  puts into place  a robust system, whose purpose is to  minimise or  reduce the potential for asbestos exposures in the workplace.

 

The complexity of the plan will be a function of the  number of properties contained within the portfolio - combined with the extent, type and condition of the asbestos containing materials that have been identified.  

 

As part of the Asbestos Compliance Audit, we will provide you with an assessment of your current Asbestos Management Plan against these criteria.

 

Some of the key components are identified below:

Dutyholder
Identify the person or organisation with the main responsibility for maintenance or repair.


Asbestos Management Plan
This should be reviewed annually and the person for the responsibility for its production should identified


Checking the condition of the ACMs 
The frequency for inspections should be set in the AMP –  if the building contains high risk materials then reinspection may need to be more regular.


Staff Training 
There is a requirement to provide Asbestos Awareness Training to staff that may encounter asbestos in the course of their normal occupational activity. This will include maintenance and management.

Contractor Management and Training 
There needs to be a system in place that a) provides them with the information on the location and condition of the asbestos containing materials that they are likely to encounter undertaking routine maintenance activities and b) that check that they have received Asbestos Awareness training.


If they are on site to undertake any extensive or invasive work to the fabric of the building, then they will need to have organised an Asbestos Refurbishment or Demolition Survey.

Contingency Arrangements
In the event of the accidental damage to asbestos containing materials the AMP should identify emergency contact details for asbestos removal contractors and providers of air monitoring services.


Storing records relating to Asbestos Removal or Repair 
These records include air monitoring certification relating to removal of licensed asbestos materials and the waste consignment notes.  There also should be a system in place to make sure that the asbestos register is updated following removal or repair.
